Due diligence is the process of evaluating a commercial property before purchase to identify potential risks and avoiding costly surprises after closing. Triple Point Engineering can assist in the due diligence process by providing Phase I and Phase II Environmental Site Assessments (ESAs), reviewing flood zones and wetlands, evaluating stormwater management requirements, and performing preliminary site feasibility assessments. We also coordinate topographic and boundary surveys and geotechnical investigations to help identify potential development constraints before the property is purchased.
A Land Disturbance Permit (LDP) helps ensure land-disturbing activities are conducted in a way that prevents sediment from leaving the site, minimizes erosion, and protects nearby waterways. The permitting process usually involves preparing an Erosion, Sedimentation, and Pollution Control Plan (ES&PC Plan), developing grading and drainage plans, designing stormwater management facilities, and submitting engineering plans to the Local Issuing Authority (LIA) for review before land-disturbing activities begin. Projects that disturb one acre or more must also obtain coverage under the Georgia NPDES Construction Stormwater General Permit. Depending on the project's location and scope, additional local, state, or federal permits and approvals may also be required.
The purpose of stormwater detention is to temporarily store rainwater runoff so that it can be released at a controlled rate, helping reduce downstream flooding, erosion, and damage to public drainage systems. Typically, runoff is captured in a detention pond or underground detention system. The type of stormwater management system used depends on the site's topography, soil conditions, available space, local regulations, and the amount of runoff generated by the proposed development.Unlike a retention pond, which permanently holds water, a detention system temporarily stores stormwater and slowly releases it after a rainfall event. Properly designed stormwater detention systems are often required as part of commercial and residential developments to help manage runoff and comply with local stormwater regulations.

Unsuitable soils, sometimes referred to as poor soil conditions, are a common challenge during site development, but they do not necessarily prevent a project from moving forward. If unsuitable soils are encountered, a geotechnical engineer will evaluate the extent of the problem and recommend the most appropriate solution. Corrective measures may include removing and replacing unsuitable soils, modifying roadway or foundation designs, improving site drainage, or stabilizing soils with additives such as lime, cement, or geotextiles. The key to minimizing delays and unexpected costs is identifying unsuitable soils early in the planning process. For this reason, civil engineers often recommend a geotechnical investigation before design begins.
